The O’Flynn Group acquires a major residential location in Foxrock, with a purchase worth €10m

The O’Flynn Group, led by developer Michael O’Flynn, has acquired a lucrative development site in Foxrock, a prime suburb in southern Dublin, for slightly above €10 million. This accounts for a 13% reduction from the €11.5 million that Lisney Commercial Real Estate, the representative agency, initially set for the site. The sale was on behalf of Richmond Homes, Avestus Capital Partners’ housing branch, which evolved from Quinlan Private.

Situated on Brighton Road, the 1.27-hectare site currently houses a large, five-bedroom standalone property called Craughwell. The site has existing planning permission for the development of 57 new homes, including 21 semi-detached three to four-bedroom houses and 36 apartments of one, two, or three bedrooms per unit.

The proposed housing development boasts spacious interior designs, generous storage space, personal gardens, and double car parking space – ideal attributes for family homes. The apartments are equally impressive, offering large sizes, balconies or roof terraces, and full-length windows to maximise natural light. The development, according to the agents, is likely to attract first-time homebuyers, investors, and those looking to downsize.

This site, hidden behind two-storey houses, has its private access road and sits slightly off Brighton Road. Furthermore, it benefits from its proximity to Foxrock village, being within 500m, offering residents easy access to recreational facilities, sporting clubs, schools, and shops. The planned development will include green spaces, landscaped gardens, and recreational areas.
