Stylish Killiney Terraced Homes €750k

Pat Crean’s Marlet Property Group has unveiled its newest project, Kylemore, situated on Church Road, Killiney in Dublin. Previously known as the site of the Kylemore Clinic, the 3.3-acre estate was up for sale at an asking price of €5 million, and is lauded for its breathtakingly beautiful mature gardens.

The development of the stretch between Killiney and Ballybrack traces its roots back to 1811, when lands were leased to a duo of developers, Moore and Oxley, by landlord Sir Compton Domvile. However, there was a stipulation that required quality houses, as opposed to humble thatched mud cottages, to be constructed in place of each uprooted tree, ten three-year-old trees had to be planted.

Fast track over two hundred years later, the same principle seems to guide the development of Kylemore, a moniker inspired by the Irish phrase for “big wood”. The property currently on the market boasts a variety of superior three and four-bedroom homes, along with 20 apartments set to be available in late September to early October. The homes are nestled within swathes of mature greenery.

You can find 20 three-bedroom midterrace houses for sale (110 sq m/1,180 sq ft) starting at €750,000. The more spacious four-bedroom end-terrace units (162 sq m/1,746 sq ft) begin at a price of €895,000.

Another key highlight of the property is its A3-rating thanks to innovative features such as air sourced heat pumps, thermostatically controlled radiators, air tight membranes and outstanding insulation which contribute to energy efficiency, and each home is designed for ample hot water storage.

The state-of-the-art kitchens feature P&L fittings along with Miele stainless-steel appliances and stone-effect countertops. The modern bathrooms are characterised by marble-effect tiling on the walls, porcelain floor tiles, heated towel rails and porcelain basins.

The brochure describes the gardens as expansive, neatly levelled and seeded, with substantial paved patios and a combination of concrete post and wooden fencing bordering the rear side. The three-bedroom abodes spotlight the kitchen and dining area at the front and living spaces that open up to the gardens at the back. A unique feature is the communal pathway between houses that allows access to the rear gardens, offering homeowners convenience of moving bicycles and bins to the back garden without walking through the house. This facility will significantly aid in future landscape design in the backyards.

Four-bedroom residences bear resemblance to the three-bedroom ones on the ground floor. However, the bedrooms in the four-bed units span across two upper floors, comprising two doubles (one with en suite) and one single bedroom on the first floor, while there is a generous en suite master bedroom on the second floor.

When fully completed, the project will encompass 80 flats. Blocks L and M are likely to attract those looking to downsize, given that these are spread over merely two levels, with certain units only on one level, set inside a delightful courtyard.

The neighbourhood offers an array of walks, including those around Killiney Hill, Killiney Beach, and the nearby Vico Road. Dún Laoghaire’s four nearby clubs provide plenty of options for sailing and boating aficionados. The development, located just off the N11, ensures easy commuting with convenient access to the M50. The Dart takes around 40 minutes to town, and if seaside swimming enthralls you, Killiney beach is perfect for taking a dip all year round.

Properties in the development are presently up for sale through Sherry FitzGerald New Homes. Twenty of the 80 flats (with prices yet to be established) will be on the market in the following weeks.
