Renovated Terraced Home €550,000

Original owners of the semi-detached household on 63 Mount Tallant Avenue near Terenure village found the home uninspiring when purchased in 2017. With a buying price of €435,000, documented by the Property Price Register, the owners began to transform the ground floor structure into an expansive and functional contemporary house.

Soon to be vacating the premises in pursuit of a larger domicile, the existing owners are moving out of Dublin. The house, sized at 82sq m (roughly 883sq ft) and classified under C2 Ber, is seeking buyers at €550,000 through DNG estate agents.

The first point of action was an application of light toned laminate wood flooring throughout the three bedrooms on the upper floor – two being double rooms and a single. This elevated their appeal.

The subsequent task was to eliminate the partition between the kitchen and the living room to facilitate the movement of light from both areas. The kitchen, previously a frosty appendant, was insulated by the owners for a warmer ambience. A central island, with a navy base and marble-styled top, was included to differentiate the kitchen from the anterior living area.

The application of white wainscoting in the living and dining rooms enriched the domestic vibe and provided a storage bench in the living space convenient for toys and other items.

The bathroom located at the back of the ground floor was remodelled. The owners added a shower, whilst keeping the existing bathtub – a move appreciated upon the birth of their first child. It showcases white tiling on the walls paired with a base of grey and white patterned tiles. A useful utility room adjoins the kitchen.

The back garden, stretching up to 30ft, was revived during lockdown as shared by the owner. It now exhibits a synthetic grass lawn and a paved patio positioned at the furthest part of the garden framed by a flower bed – an ideal setup for relaxed, summer grilling.

Conveniently located, regular buses to Dublin city centre can get you there in around half an hour. Resources within a walking distance include eateries and shopping venues of Terenure village. A drive to Dundrum and Nutgrove shopping centres will take you approximately fifteen minutes. Additionally, sporting clubs and academic institutions are in close proximity.
