Developer Sean Reilly’s firm, McGarrell Reilly, has struck an agreement with PCI Pharma Services for a significant augmentation of its current commercial pharmaceutical packaging operations at CityNorth Business Campus in Stamullen, Co Meath. PCI, a frontline pharmaceutical contract development and manufacturing entity, has made a 25-year lease contract for a fresh 82,000sq ft site to supplement the current 45,000sq ft site it occupies. Scheduled to be finalized in the first three months of 2025, the upcoming structure intends to secure LEED Gold certification and feature an A3 Ber rating along with rainwater collection.
PCI facilitates the creation, production, and packaging of essential medications throughout their lifecycle, from early-stage clinical trials to product introduction and commercial market provision. PCI’s Irish facilities offer packaging solutions for oral solid dose forms (tablets and capsules) as well as sterile injectable dosage forms.
The confirmation of the CityNorth deal follows slightly more than two months after PCI’s arrangement to inhabit the newly constructed Unit 736 at Northwest Logistics Park in Dublin under a 15-year lease agreement. The facility, developed by Michael Cotter’s Park Developments, measurements to 6,408sq m (68,978sq ft). It is a highly eco-friendly structure with LEED Gold certification and compliance with the EU Taxonomy.
Sharing his thoughts on PCI’s decision to extend its operations at CityNorth, McGarrell Reilly’s founder, Sean Reilly mentioned: “Their choice to establish and markedly enlarge their operations here is strong approval of CityNorth Business Campus.”
General manager of PCI Pharma Services Ireland, James McDermott, voiced: “This strategic surge in our commercial packaging operations denotes an investment that will promote growth in this crucial area in the vicinity of Dublin in the next three to five years.”
IDA Ireland’s international life sciences head, Rachel Shelly, expressed appreciation for PCI’s announcement, labelling it as phenomenal news for Meath and the mideast area, and as an affirmation of the firm’s dedication to Ireland.
Brendan Smyth from Cushman & Wakefield, on behalf of McGarrell Reilly, stated that CityNorth is one of the few places left that can offer large-scale development opportunities just off a motorway exit. He revealed that there are ongoing discussions with multiple parties on both advance leases and purchases.
Situated right next to junction 7 on the M1 motorway, CityNorth Business Campus provides its tenants the advantage of reaching Dublin Port Tunnel, M50, and the broader motorway routes within a quarter of an hour, and the heart of Belfast in an hour and a half.
McGarrell Reilly has recently acquired a complete planning approval for additional spaces on the campus that range from 60,000 to 100,000 square feet. The property developer offers design and build solutions that are customisable and available for renting out or outright sale.
