Nuns Demand €3.5m for Dublin Home

Agent WKN Real Estate Advisors has listed the Cedar House Nursing Home, astutely situated in Mount Anville Park, Goatstown, Dublin 14, for a starting offer of €3.5 million. This property, despite ceasing operations in December 2023, has been brought to market on account of the Society of the Sacred Heart’s Irish-Scottish Province, providing the benefactor with the convenience of immediate vacant possession.

The decision to sell the Cedar House came about in October 2022, after substantial discussions with resident family members and the nursing home staff. The primary motivation behind this, as stated by the society, was to ensure that post-sale, the services offered at the facility would continue to benefit the society’s Sisters, residents, and others, thus minimising any potential disruption or inconvenience to the operation of the nursing home, and especially to those whose livelihoods were linked to its sale.

Initially, terms were laid out for sale of the property as an operating entity in the early months of 2023. However, during the discussion period, it surfaced that the intending buyer planned to close the facility for an extensive duration for the purpose of expanding it, subsequent to gaining planning permission. When it was discerned that a sale as a going concern was not viable, the society took steps in July 2023 to independently manage the careful closure of the home, ensuring compliance with all regulatory obligations along the way. Cedar House shut its doors when the final resident left in November 2023 and the last staff member moved on in December of the same year.

Having a total span of 1,695 square metres (18,245 square feet) and sitting on a 1.2-hectare (3-acre) site, the property promises versatility with potential uses for an expanded nursing home, medical or step-down facilities, or even educational purposes, subject to gaining the necessary planning permissions. The single-story property has the capacity to house 24 residents in separate en suite bedrooms, with considerable scope for rearranging the interior to accommodate 8 to 10 additional rooms, subject to obtaining the requisite approvals. It is important to note that planning permission for an added 28 rooms expired in the year 2022.

The care home boasts an array of amenities such as a meal hall, recreation area, sheltered garden, communal space, television lounge, personnel quarters, therapy space, culinarian area, administrative quarters, chapel with sacristy, relaxation lounge, washing facilities, nursing post, as well as a welcoming area. In addition, it also accommodates several storage rooms and a heating plant room.

According to the county development plan of Dún Laoghaire Rathdown, the building has been earmarked with the SNI – Sustainable Neighbourhood Infrastructure objective. The purpose of this zoning is to safeguard, enhance and promote the integration of lasting neighbourhood facilities.
