The launch is scheduled this weekend for the initial batch of properties at The Leys, a fresh real estate undertaking on Glenamuck Road in Carrickmines by Deane Homes. A total of 61 residences are included in this planned development, featuring 11 standalone homes, 20 duplex units, and 30 apartments.
The initial release of the standalone homes and duplex homes are available for viewing on Saturday, July 20th, from half past ten in the morning until noon. These units are being sold through Moovingo, with nine three-bedroom terraced homes, each approximately 110 square metres in size, available starting at €695,000. Additionally, two four-bedroom houses, offering 155 and 161 square metres respectively, have a starting price of €695,000.
The duplex units, which are now on the market, include ten three-bedroom properties priced from €695,000 and ten two-bedroom duplexes commencing at €500,000. Purchases of the latter can be accommodated with the help-to-buy scheme, which applies to first-time buyers and is limited to properties priced at or below the €500,000 threshold.
The secondary phase will bring about the release of the remaining 30 apartments, with a schedule yet to be announced. The properties at The Leys were designed by Niall D Brennan & Associates, an architectural firm renowned for their Swiss and Irish style inspirations. The firm also designed Inglenook Wood, located across the street. The architects aimed at optimising natural light and functionality, as stated by the developer.
Constructed with energy efficiency in mind, these new homes have an A Ber energy rating. The properties include innovative features such as air-to-water heat pumps and high-grade insulation, making them suitable for green mortgages. Every home at The Leys includes a double driveway. The three-roomed houses feature an open living and kitchen plan, while the four-roomed houses come with separate living rooms and combined kitchen/dining spaces. All main bedrooms come with an en-suite, with the second bedroom in four-roomed houses also being en-suite.
The duplexes with three bedrooms come with allocated parking space for two vehicles, while the two-bedroom ones provide parking for a single vehicle. Each three-bedroom duplex houses a front and back terrace. Standard features in all the properties include fitted wardrobes and kitchens, courtesy of BeSpace, that come with brass handles and taps and boast a natural oak finish. If a contract is signed within 28 days, Bosch appliances will be included. Bathrooms from Ideal Bathrooms also come as a default inclusion.
Situated next to the verdant village of Foxrock, The Leys provides an ideal setting. The Ballygoan Wood Luas stop, which is on the green line and approximately 15 minutes on foot, helps commuters to reach Dawson Street in Dublin city centre in about half an hour.
