New Industrial Space Opens at Shannon Campus

The Shannon Campus business park continues to evolve rapidly with two fresh industrial buildings, totalling 100,000sq ft, entering the rental market. The first, known as Block R, recognised under the Industrial Excellence category at the Irish Construction Excellence Awards due to its eco-friendly construction, is an NZEB A-Rated and LEED Silver 40,000sq ft manufacturing unit. It boasts a clear internal height of 9m, an attached two-story office of 6,000sq ft, and ample circulation and meeting spaces. Additional features include significant courtyard and green spaces, bike storage, storage yards, along with rainwater harvesting tanks, PV arrays, electrical switch rooms and even a substation.

The second structure, labelled Block S, is contending for the Commercial Building of the Year in the Building & Architect of the Year Awards. Spanning 60,000sq ft, this high-end, versatile industrial building can be divided into three separate 20,000sq ft units. It offers 126 allocated parking positions, doors for loading on the side and back, as well as rooftop solar-PV panels. This could be a good fit for companies in manufacturing, logistics, distribution, or production.

Moreover, Shannon Airport Group, the owner-developer of both Blocks R and S, has also heavily invested in tenant amenities, including a running track, a biodiversity garden and a communal-bicycle scheme.

The Shannon Campus, which includes the business park and Shannon Airport territory, is one of the major multi-sector business parks situated outside Dublin. Developed over the past ten years with an investment of around €175 million, it serves as a base to 300 companies, featuring industry giants such as Intel, Zimmer Biomet, Baker Hughes and domestic companies like EI Electronics.

Of late, the campus has emerged as a favoured site for companies in the knowledge, autonomous vehicle and life sciences sectors, with Jaguar Land Rover, Edwards Life Sciences and US gene-therapy specialist MeiraGTx among those that have launched operations here.
