Mountpark Starts €325m Logistics Build

Mountpark, an expert in industrial and logistics property development, has kicked off the first phase of a sprawling logistics campus project in south Dublin, estimated to be worth over €325 million. The Grange Castle West site spans 78-acres and offers approximately 1.24 million sq ft (115,200sq m) of logistics space. Located strategically for access to the country’s motorway network, it is well-connected to the N7 (Naas Rd) and N4.

Grange Castle West is the second significant logistics development by Mountpark in Ireland, situated just 2km from their previous Baldonnell project. The creation of Grange Castle West propels Mountpark’s financial commitment in the Irish logistics sector to €600 million over the last six years.

Planning permission for Phase 1 of Grange Castle West has been sanctioned to Mountpark, which includes the construction of five buildings covering a total area of 626,234sq ft. Sizes for these units will vary between 70,000 sq ft (6,503sq m) and 197,000 sq ft (18,302sq m).

Mountpark has already started construction work on this phase, which includes the whole 78-acre infrastructure package. Three out of five units, namely, Unit 1 (114, 766sq ft/10,662sq m), Unit 2 (197,500sq ft/18,348sq m), and Unit 4 (97,000 sq ft/9,012 sq m) will be created on an inventory basis and will be up for occupation from Q2 2025. The other two units have been pre-reserved for customers.

All the buildings will be built to industry-leading standards with a focus on highest sustainability initiatives. They aim to achieve the BREEAM Outstanding certification and Ber A1 ratings like the company’s Baldonnell project. The plan also outlines a central plot dedicated to design-and-build requirements of up to 500,000 sq ft (46,452 sq m).

Upon completion, the Grange Castle West logistics site is set to provide employment to an estimated 1,000 individuals, with 300 jobs created during the construction phase.
