Modern Home Near Malahide Castle

Back in 2004, Myra Manor in Malahide launched, offering plots for sale between €675,000-€800,000. The concept of this development was to allow owners the freedom to create their own unique homes, within prescribed design rules. The stipulations dictated that houses should not surpass 2.5 storeys in height and should encompass at least 232 square meters (2,500 square feet).

This initiative led to the creation of 25 distinctive standalone homes, situated on ample grounds, approximately a mile from the heart of Malahide Village.

In 2006, the present proprietors of Ellismore Mews acquired a 1.2-acre property, housing three distinct historical dwellings, namely Ellismore House, Ellismore Farm and Ellismore Mews. The first two properties were gradually sold over recent years, and given the owners are now empty-nesters, they’re ready to put Ellismore Mews, located within Myra Manor, up for sale through DNG, with a price tag of €1.95 million.

Although referred to as a ‘Mews,’ this does not accurately reflect the size of this 303 square meter (3,261 square feet) dwelling, which boasts five bedrooms, five bathrooms, and five spacious reception rooms, inclusive of a gym added in 2022.

This property, originally a commercial building from the early 1900s, was purchased by its current owners in 2006. In order to make necessary updates, the original structure was stripped back to the walls and foundations were installed. This process was regulated by a conservation order which required the existing structure to be preserved as it had served as base for Foley Transport in the 1940s.

Following major renovations, the farmhouse stables have been transformed beyond recognition. Today, it stands as a prominent residence on a 0.3-acre plot within Myra Manor, an exclusive, gated cul-de-sac of grand detached homes.

Located at the end of a secluded driveway, locked behind electronic gates, is a five-bedroom house boasting picturesque countryside views of Ellismore Farm and an adjacent equestrian facility. The entire residence is finished to walk-in condition, benefiting from a comprehensive refurbishment that was tantamount to a new build. Featured within are custom woodwork from Tierney Kitchens, including the kitchen, personal bar, and walk-in wardrobes, where they forewent MDF for resilient solid wood structures.

Apart from its size, an impressive aspect of the property is the A3 BER rating, facilitated by an efficient 35kw Viessmann combination boiler. There are extravagant specifics such as Cat 6 cabling, an eight-camera Hikvision CCTV setup, infrared security lighting, superior garden illumination, and a wireless quadraphonic audio system that enhance the property’s allure.

The entrance hallway is airy and bright partly due to the execptional floor-to-ceiling glazed sections. It leads to a living/dining space that spans the whole depth of the house. On the opposite side, a games room and cinema room lie adjacent, with a corridor guiding to the heart of the home – a kitchen/breakfast room decked with polished porcelain floors, quartz countertops and a 6.5kw stove.

All three essential rooms – the gym, living/dining area, and the kitchen/breakfast space, are interlinked with the outdoors thanks to bifold doors ushering onto a patio that bathes in southern sunlight. This unique fusion of indoor and outdoor spaces along with sprawling reception rooms and hallway make this energy-conscious house ideal for entertaining. The current occupants have been known to host dinner parties for up to 30 people.

The exterior, primarily dominated by an expansive driveway and carport, lacks an abundance of greenery. However, there’s plenty of space for the new proprietors to give it a green touch. Added to this, the lush grounds of Malahide Castle are just few paces away, providing a charming walk. The local marina accommodates 320 berths, a delight for boating enthusiasts, and golfing facilities are within reach.

In terms of commutation, it’s not far from train and Dart stations, and the property is a mere 6km away from Dublin Airport, making international travel convenient.
