Landlord Marc Godart Fined €25K

Contentious property-owner, Marc Godart, is facing penalties exceeding €25,000 for neglecting to register tenancies and deliberately deceiving tenants about their eviction reasons. Residential Tenancies Board (RTB) recently issued a list of penalties and court orders, featuring seven entries against Godart’s business, Green Label Property Investments Ltd, concerning six flats in Reuben House, Dublin 8.

Furthermore, Reuben Street Hot Desks Ltd, another company owned by Godart, was penalised €1,500 by the District Court for illegally short-term leasing of the same flats over the preceding year, despite orders to cease. The business was additionally told to pay €3,601 in the lawsuit brought forward by Dublin City Council.

The most up-to-date RTB sanctions list reveals that Green Label Property Investments, Marc Godart’s property-holding company, received various penalties from €13,000 to €500. This marks the first time RTB has levied sanctions against Godart’s business, although tenants have previously lodged successful grievances against him with the RTB, gaining financial settlements.

RTB’s recently issued sanctions and court orders also include cases where property owners failed to adhere to rent pressure zone regulations that govern rental rates in designated areas. Among those fined, Anuj Katyal from Amstelveen, Netherlands, was given a €15,000 penalty for not complying with the rent pressure zone requirements for his property in Liffey Valley Park, Lucan, Co Dublin.

From Blackrock, Dublin, the landlord William Byrne faced a penalty of €5,000 regarding a property situated on Bachelors Walk, Dublin 1. Thang Viet Dam and Ngoc Minh Nguyen, landlords from Clonee, Dublin 15, were imposed a fine totalling €22,434 relating to two leases in Premier Square, Finglas Road, Dublin 11, and Ongar Village, Dublin 15. Also penalised €4,608 were Michael and Claire O’Donoghue from Clonpet, Co Tipperary, concerning a flat at Cois Luachra, Dooradoyle, Co Limerick.

Eamon Dunphy from Tramore, Co Waterford, received a €4,000 financial penalty tied to a rental property at Bracken Grove, Old Tramore Road, Kilcohan, Waterford. Dublin 4’s Anna Sweeney had to pay €2,000 for a property at Loreto Road, Maryland, Dublin 8; and a €2,500 fine was given to George and Joanne Murphy from Tullow, Co Carlow, with regards to a property at College Gardens, Carlow.

Monetary penalties were also imposed on pat Deasy from Dublin Pike, Co Cork, who had to pay €6,500 in relation to a property at Ardross Estate, Pouladuff Road, Cork. Property investment firm, Cloncose Ltd, based in Terenure, Dublin 6W, was charged €7,000 for a property at Brookfield Green, Kimmage, Dublin 12. This company, owned by David Jones of Templeogue Road, Dublin 6, posted a pretax profit in 2023 amounting to €445,649 according to their latest financial records.

Orla Conlon from West Yorkshire, England, a landlord, was penalised €4,500 regarding a rental property at Kelly’s Bay Promenade, Skerries, Co Dublin. Kevin Curley from Skerries, Co Dublin was imposed a fine of €2,116 for a property in Kelly’s Bay Heights, Skerries, and Bernadette Malone from Foxrock, Dublin 18, must pay €2,688 concerning Griffin Glenpark, Lucan, Co Dublin.

Synergy Facility Services Ltd was penalised with a €5,000 fine for providing an inaccurate rationale for ending a housing contract at a flat in Beacon South Quarter, Dublin 18. Simultaneously, house owner Stacey Tivnan from Kilcolgan, Galway, was penalised with a €2,400 fee for not extending a residential lease in Newtown, Grange, Co Sligo.
