John Paul Construction’s New Sandyford HQ

Aldgate Developments, a developer based in Dublin, has successfully landed its seventh tenant for the Termini Building situated in Sandyford, south Dublin. Having agreed to a 12-year lease, John Paul Construction will house its new corporate headquarters within 20,000sq ft of space on the fifth floor of this LEED Gold-rated office facility.

John Paul Construction joins a roster of prominent corporates that have chosen the Termini as their operational base. This lineup includes US-based S&P 500 component companies such as ResMed Inc and Jacobs Solutions Inc, which boasts a 60,000 strong global workforce. Other noted tenants include BNP Paribas Bank, the Dalata Hotel Group which is the largest hotel operator in Ireland, upcoming multinational cybersecurity firm Integrity 360, and RBK Chartered Accountants.

The Termini, being developed speculatively, saw its completion amidst the peak of the Covid-19 pandemic in December 2020. This coincided with an all-time low in Dublin’s office market for several decades. Despite these challenges, Aldgate managed to secure BNP Paribas Bank and ResMed as tenants within a few months.

The Termini boasts 224,000sq ft of A3 Ber-rated, LEED Gold V4-accredited space and is conveniently located opposite the Sandyford and Stillorgan stops of the Luas green line. This office development, designed by Reddy Architecture & Urbanism, features efficient floor plates extending up to 40,000sq ft, complete floor-to-ceiling glazing measuring 3m, a wellness suite on the ground floor, a food and beverage station, 215 bicycle slots, and a standard hotel accommodation inclusive of shower and changing rooms.

Aldgate Developments, under the leadership of Niall, Paul and Dave Molloy, Oisin Quinn and Mark Kearney are renowned for their efforts in building large office structures in London, including notable ones like Aldgate Tower- the headquarters for multinational corporations such as Uber Technologies, Aecom, and Groupon. Equally significant in their portfolio is One Braham, chosen by BT Group as their global headquarters when they decided to relocate from St Paul’s Cathedral’s vicinity after 125 years.

The company now seems to be turning its attention to other initiatives in the Sandyford Business District. Their latest lease in this area has just been finalised with a high-calibre company, John Paul Construction. This seventh leasing deal in this building underscores the ongoing demand for premium and well-connected office spaces in Dublin’s suburbs.

John Paul Construction’s managing director, Liam Kenny, revealed their move to the Termini in Sandyford, highlighting its suitable location, LEED Gold-rated sustainability and provision for a contemporary, co-working space. He emphasized that the move bears significance since the company, founded originally in 1949, is set to celebrate its 75th anniversary in 2024. Kenny continued by saying that the move would facilitate their plans to extend their construction services across various sectors in Ireland, the UK and Europe.

Meanwhile, Aldgate Developments’ co-owner, Paul Molloy, expressed his delight over this latest lease.
