EOS IT Solutions, a company hailing from Northern Ireland, is planning on broadening its business reach into the Republic. This expansion comes after its purchase of the ex-headquarters of Gamestop, located at the Swords Business Park in Swords, Co Dublin. The specific worth of the transaction hasn’t been publicly announced, but it is speculated that EOS paid in excess of €5 million to secure ownership of Estuary House. Stephen Mellon of the real estate company CBRE facilitated the transaction on behalf of Gamestop Ireland.
The property, Estuary House, includes a high-end industrial unit that spans 3,836sq m (41,290sq ft) and a two-floor office space covering 1,322sq m (14,235sq ft). The industrial space features contemporary specifications, a 6m clear interior height, four dock levelers, a single grade-level loading door and a yard 36m in depth.
The location in Swords provides commercial residents with a clear advantage, as it provides quick and easy connections to Dublin International Airport (5.1km), the M1/Junction 4 (2.9km), M50/Junction 3 (8.5km) and the Dublin Port Tunnel (9.8km).
In a statement regarding the acquisition of Estuary House, EOS IT Solutions’ Chief Operating Officer, Brendan Strain, said the purchase signifies a critical step in the company’s strategic expansion trajectory. He believes the property will play a significant role in expanding their warehouse capacity and enhancing their service delivery to a growing clientele in the region and beyond. He eagerly awaits the continued growth of their supply-chain service offerings.
Adding to this, Stephen Mellon of CBRE stated that the market saw a high demand for freehold industrial units, which resulted in a strong interest in Estuary House, from potential buyers and investors. The high level of interest and numerous property inspections led to a successful sale.
