Irish Purchaser Spends €6.6m on Dublin Penthouse

The Irish apartment market recorded its most expensive transaction in the history at Lansdowne Place, with a penthouse selling for €7 million in Autumn 2023. The following highest sale, both in the portfolio and in the national Irish market, was recently noted at €6.6 million.

The buyers of the property at 21, The Templeton are believed to be Irish, placing them among a community of distinguished residents, including pop star Rod Stewart and former captains of Republic of Ireland and Manchester United, Roy Keane, in the premium residential project in Ballsbridge, Dublin 4.

The penthouse, boasting a 3,454sq ft living space, a 1,879sq ft roof terrace and an additional 189sq ft terrace, was sold on May 22nd as confirmed by the most recent Property Price Register entries. The transaction is officially valued at €5,814,978 on the register, which doesn’t factor in the 13.5 percent VAT imposed on new constructions. After accounting for VAT, the property’s cost totals €6.6 million. The ultimate sale price, which included the show unit’s contents, reached €6.85 million.

The seventh-floor property at 21, The Templeton features three en suite bedrooms, a walk-in closet joined to the principal suite, a restroom, a living/dining room, a lounge, a kitchen, and a laundry room.

Following the sale of the most expensive unit at the scheme, 24 the Burbidge for €7 million the previous September, a total of 32 additional sales have been recorded on the register, excluding 21 The Templeton, with property values varying between €1.1 million and €4.95 million.

Currently, Lansdowne Place has 25 units available, majority of which are one or two-bedroom offerings, along with two high-priced penthouses priced at €6.5 million and €7.5 million apiece. Sherry FitzGerald and Savills are the joint agents overseeing the units’ sale. This development of luxury residences is the brainchild of Joe O’Reilly’s Chartered Land, occupying the ground of the bygone Jurys and Berkeley Court Hotel. For many observers, Lansdowne Place represents the achievement of Sean Dunne’s original vision to create an upscale, concierge-serviced community not unlike those seen in international metropolitan cities like London or New York. Residents can enjoy exclusive amenities on site: 24-hour concierge service run by Liam Guerin, and access to a fitness and wellness centre. In addition, residents have access to a morning lounge offering coffee, pastries and newspapers, a formal lounge for professional gatherings, and an adaptable meeting room that can also serve as a dining room for larger dinner parties. The development honours its historical significance as the site of Trinity College’s Botanic Gardens by including lush private horticultural spaces edged by the original Richard Turner wrought-iron railings that encased Trinity’s gardens for over a century.
