Grafton St premises: €500k/year

International retailers seeking to establish a prominent location on Dublin’s primary commercial street may view the closure of the British fashion label, Ted Baker, as a promising prospect. Ted Baker’s previous location at 42 Grafton Street came available for a new lease last month, following the closure of its remaining outlets in the UK and Republic. The former premises are now up for rent through Eoin Feeney and Mervyn Ellis of Colliers with an annual guide rent of €500,000. The building sits towards Grafton Street’s southern end, close to its junction with Chatham Street. The retail space spans 405 square meters (4,359 square feet) over the ground and first floors. Additional space is provided at the basement, second, and third floors. The retail frontage of the building measures 5.91 metres (19.4 feet). It is neighboured by prominent retailers like Hugo Boss, Levi’s, Massimo Dutti, Lego, JD Sports, Canada Goose, and North Face. The location also faces Alo Yoga’s upcoming Dublin store. Grafton Street has been experiencing a recent surge of brand arrivals, and the letting agents expect number 42 to attract international retailers wanting a key spot in Ireland. It could also appeal to retailers already based on the street who are seeking larger premises.
