“€7m Forestry Portfolio Promises Long-Term Growth”

Agent TWM has put a substantial forestry portfolio valued at €7 million on the market, which covers six counties in Ireland and comprises 267 hectares (660 acres) of mature forests. These forests are an amalgamation of different species, predominantly commercial Sitka spruce that accounts for 77% of the portfolio. The forests are currently being harvested and replanted, maintaining an average age of 24 years. This makes it an attractive proposition for potential investors due to high yield class of Sitka spruce which averages at 26, promising robust future revenue.

The portfolio has received certification from both the Forest Stewardship Council and the Programme for the Endorsement of Forest Certification, confirming sustainable management of the forests. This certification, accompanied by individual forest management plans, may potentially contribute to increased returns from timber sales.

The Ballinascorney forest in Co Dublin, the largest in the portfolio, is highly esteemed for its optimal location and management. This forest covers 77 hectares (190 acres) and its conifers have an average age of 23 years, along with a yield class of 24. Other notable forests from the portfolio include a 38-hectare (93 acre) plot in Shillelagh, Co Wicklow; a 46-hectare (113 acre) plot in Bun, Co Offaly and other plots located in Cavan, Cork, and Kilkenny. All the forests benefit from ease of access due to well-developed forestry roads.

Michele Jackson from TWM mentioned that the portfolio is listed as a single lot, a rarity in itself given the scale and quality. She anticipates potential interest from various buyers seeking resilient investment prospects, as such a diverse portfolio guarantees sustainable, long-term returns.
