Curragh Stud Farm Auction €4.7m

Coonan Property alongside Raymind Potterton, joint agents, have listed Rathbride Stud, an expansive stud farm sprawled across 206 acres (83.4 hectares) in Ireland’s Co Kildare, for an asking price of €4.7 million. The property, right in the epicentre of Ireland’s thoroughbred county, is conveniently nestled off the Curragh plains, with accessibility made easy via the peaceful road off the R415, Kildare/Milltown Road, near the Rathbride intersection, a mere 10-minute drive away from the M7 motorway.

The Rathbride lands boast a fully renovated, contemporary three-bedroom bungalow, and according to the property agents involved, are of the highest calibre. These lands have been transformed into a state-of-the-art stud farm, featuring a freshly reseeded pasture and organised into 19 divided paddocks, all connected through six-metre wide gravel roads that run from the farm’s front to its rear. This road network is further developed by a near two-metre setback from the beech hedges and stud railing. An area of 9.5 acres (3.8 hectares) of forestry can also be found within the farm’s northeastern boundary.

The first yard, positioned near the entrance, houses two distinct American Barns, a six-bay L-shaped hay shed, a pair of lunging rings, a horse walker, a loading bay as well as a dedicated parking lot for staff. Both barns share similar steel-framed construction and are finished with non-drip sheeting and concrete block walls. In addition, both barns feature Perspex sheeting, accounting for about 15 per cent of the roofing and 70 per cent of the main entrance doors, allowing for ample natural lighting. The first barn features an H-block design and contains 38 loose boxes, complete with a mare-inspection room, a staff canteen and a w.c, all accommodated within the central block. The second barn houses eight more loose boxes, again benefitting from substantial natural light. Both barns also guarantee superior ventilation.

Just adjacent to the first yard area lie three turn-out paddocks, all safely fenced in and constructed with fibre and woodchip laid over a tarmac base. A further five minor paddocks flank the yard. A versatile yard and four-bay shed are located closer to the farm centre, ideally suited for an isolation block. All the divisions, yards, and the cottage are equipped with water supply from the farm’s private well.

Rathbride Stud carries a guide price of over €4.7 million and is set to be presented for public auction. The sale will take place at 3pm on Wednesday, 2nd October, at The Keadeen Hotel in Newbridge, Co Kildare. Additional details can be obtained either through Will Coonan at Coonan Property, or via Stephen Barry with Raymond Potterton.
