Chancerygate Approved for Dublin Logistics Park

The industrial developer and asset manager Chancerygate, based in the UK, along with its partner Bridges Fund Management, have successfully obtained planning approval for a 119,500 square foot logistics space at a site on Swords Road, Santry, Dublin 9. The approval for this new urban logistics hub, which is set to include 14 units with sizes varying from 3,600 square feet to 22,370 square feet, comes just over two years after the site’s £4.5 million purchase from Carey Building Contractors by Chancerygate and Bridges Fund Management.

The schedule for construction of the Airport Trade Park, as it’s set to be called, is expected to kick off this autumn. The total development value is anticipated to be around €40 million once completed. Due to its prime location, 1.1km south from Dublin Airport and 8km north from the city centre of Dublin, the hub offers great connectivity via M50, M1 and the broader motorway network to and beyond the Greater Dublin Area.

In terms of its sustainability goals, the Airport Trade Park is aiming for LEED Gold certification with each unit equipped with electric vehicle charging facilities, PV panels and air-source heat pumps. Furthermore, utilisation of high-performance building materials and skylights, covering 15% of the roofed space, will help lessen operational costs and correlated CO2 emissions.

“We expect strong demand for this contemporary, sustainable urban logistics site with easy transportation links within Dublin and beyond. The Airport Trade Park will fulfil this requirement by providing premium urban logistical space in a strategic location,” noted Ed Dobbs, Chancerygate’s Irish office head and development director. He also hinted at looking for further prospects in Ireland in line with their expansion blueprint.
