The Brazilian embassy has entered into a 12-year contract for a floor of office space in Donnybrook House, situated in Dublin’s district 4. The landlord, MM Capital, will adapt the space to suit the embassy’s needs which is expected to take up residence in the 639sq m office area on the second floor within half a year.
The property, located in the Donnybrook district’s centre, boasts 4,180sq m of office facilities, a 372sq m diner, and a 186sq m coffee shop. Other occupants of the property are Mark Anthony Brands, D|RES Properties, Spaces, Logicalis, Quooker, Raw Gyms, and Giraffe Creche. Property advisors CBRE, in collaboration with Savills, guided the embassy in securing the property.
Conor Egan, Savills Ireland’s associate director, expressed his delight in welcoming the Brazilian embassy to Donnybrook House. He emphasised the property’s attractiveness as a top-tier office location in Dublin and his anticipation to see the embassy flourish in their fresh surroundings. Donnybrook House has only one remaining suite of 397sq m available.
The five-floor building was purchased in late 2021 by MM Capital, an Irish property investment group, and Roundshield Capital Partners for a sum of €25 million. Previously home to AIB’s computer services centre, the British property developer U+I and their then collaborator, Colony Capital, a United States based investor, initially acquired the building in 2014 for about €10 million.
Following a significant facelift and redevelopment in 2018, carried out under the architectural guidance of Henry J Lyons, the building evolved into a state-of-the-art complex. However, the property initially struggled to attract enough tenants and was consequently listed for sale in May 2021, after which it was bought by MM Capital and Roundshield Capital Partners.
