Bewley’s executive director, Col Campbell, stated that the corporation is in line to receive a refund of €1 million following an overcharge on their lease. This occurred after a judicial revision on Friday regarding the renowned cafe’s rental agreement on Grafton Street. Judge Jennifer O’Brien, expressing her judgements in the Civil Circuit Court, established a fresh rent amount for Bewley’s and its property owner, RGRE Grafton Limited, just above €713,000.
In making her judgement, she cited James Joyce’s see of the establishment as a “mythical, mighty, bustling cafe”, rich with dialogues, history, an opulent interior, and a stately Egyptian store facade. O’Brien questioned what value is appropriate for such a place before detailing a 31-page judgement where she established the new rental cost.
She conversed that in June of the previous year, it was settled that Bewley’s had the right to a fresh lease, and the court’s task was to set the new rental rate. The judge revealed that Bewley’s chose a five-year term with a rental cost determined by the court, and the landlord contested this in their defense, denying Bewley’s claims about enhancements increasing the property’s value.
Argumentation from leading specialists about existing rentals rates for similar premises in the area was presented to the court. Nevertheless, Judge O’Brien remarked that the unique attributes of Bewley’s Café, protected both inside and out, emphasized the constraints of comparative rents.
She stated an uplift in rent was justified due to the lease’s brief duration, as suggested by the landlord, which the court concurred with.
After Judge O’Brien’s decision, executive director Col Campbell issued a statement saying the cafe was currently thriving and expressed anticipation for implementing new exciting plans for the dining establishment.
